Q. Is the property subject to City and County taxes?
A. River Mill is not annexed into the City and is subject only to Wake County taxes. The units in the two original Mill buildings received Historic designation from Wake County and entitles their owners to a 50% reduction in property taxes.
Q. Are pets allowed?
A. Pets are welcome at River Mill, provided they are fully supervised outdoors and that they dont create a nuisance to other residents. Walking trails on or near the property add enjoyment for pets and owners alike.
Q. Are there enough parking spaces?
A. Parking is designed to provide two spaces for each unit . Ample parking is available which allows residents space to store boats and approved recreational vehicles.
Q. Which utility companies serve River Mill?
A. All units in River Mill are all electric, which is provided by Progress Energy. Cable television is available through Time Warner Cable. Local telephone service is provided by CenturyLink [formerly Embarq]. Cellular phone reception is very limited due to the low-lying location of the Mill along the river valley.
Q. What about water and sewer services?
A. Water and sewer is provided on-site with private utility systems. The costs are included in association dues. Water quality and waste-water discharge are monitored by periodic testing, reviewed by the NC State Water Quality division.
Q. How about trash disposal and recycling?
A. A conveniently located dumpster is provided for residents to dispose of household refuse. A separate dumpster ia proviided for recycling cardboard, and recycling is available in two locations. In Wake Forest, Convenience Center No. 8 on Highway 98, and in Raleigh, Convenience Center No. 7 on Durant Road.
Q. Can owners alter the interior of units?
A. Yes, owners can remodel interiors as they please, provided that unit separation and structural walls are maintained in their original state, the owner has received all necessary building permits, and all work is inspected and approved by local building authorities.
Q. Are there washer and dryer connections?
A. The Mill Building has a shared laundry facility on each of the three floors. All other units are provided with individual washer dryer connections.
Q. Where can you grill out?
A. River Mill must follow the Wake County fire regulations that prohibit grill use on decks or within 10 feet of the buildings. However, patio units in the three story [Mill] building and the two-unit [Annex] meet this criteria. All residents have access to the gazebo, a community shared facility with outdoor cooking facilities.
Q. Can you reserve the gazebo?
A. Yes, the gazebo may be reserved by River Mill residents on a first come-first serve basis, with the exception of holidays. There is no charge provided the user cleans up afterwards.
